At Adelaide Terrace and Hill Street in Perth, Primewest delivered two standout office tenancies across 1160 sqm. Designed to elevate speculative fitouts, the project focuses on functionality, distinctive design and a competitive edge in the market.

What Primewest told us they wanted

The vision was to create two efficient, high performing tenancies with a unique edge. Spaces that would capture the attention of prospective tenants through thoughtful design and purposeful function. Primewest, together with State 28, set out to craft a workplace offering that would stand apart from standard fitouts in the Perth market.

How we acted on what we heard

Castledex was engaged by State 28 early in the Design Development phase to collaborate on furniture solutions tailored to the unique layout and architectural features of each tenancy. With the building’s abundant natural light, central atrium and distinctive outdoor spaces informing the design language, the furniture needed to complement and enhance these qualities.

Meeting short lead times while ensuring a point of difference was key. Castledex leveraged its national and international partner network to supply furnishings new to the Perth market, adding a layer of exclusivity while remaining within the required timeframe. Close coordination on documentation and planning allowed for precise forecasting, enabling the client to make considered, individual selections for loose furniture and workstations.

Inspired results

The result is a refined, high functioning pair of tenancies delivered on time and exceeding client expectations. This success story reflects the strength of early collaboration and strong supplier relationships. Delivered by the West to West team with courtyard artworks by local Perth artist Sioux Tempestt, the project sets a new benchmark in A grade speculative office design.
